Hi friends, it's your local real estate experts at NextHome Elevate and we wanted to help you out by giving you a practical how-to on contesting your property value, if you feel your home has been overvalued.  
1. Is your home actually overvalued? Yes, values are rising in our area. A value increase in and of itself is not problematic, but what we're looking to contest is unfairly overvalued properties. Just because your value went up (that was expected, honestly!), doesn't mean your value is incorrect. We're happy to take a look if you're not sure and give you the honest facts. 
2. Know the deadline. Currently the auditor's office says they would like to have all appeals reviewed before October 11, which means you'll need to get your appeal in right away. 
3. A third-party expert will probably go further than your opinion. If you have a recent appraisal from purchasing lower than your new valuation, you may use that. If you don't, a letter or CMA from an experienced real estate professional can arm you with actual data and not opinions. We at NextHome Elevate are happy to help provide this information for you, even if you didn't buy your home from us. 
4. Stick to the facts, not emotion.
What to say: "The average value increase of comparable properties in my neighborhood was X from this time last year, but my assessed value increased 45%"
What not to say: "You guys are stupid idiots and my house is not worth that!"
