When my family and I had plans to move out of the area, we had a very long and specific timeline to work with. Getting an offer accepted in this market is tough, especially when you're an FHA buyer in a sea of competitive cash bidders. We began our home buying journey in April with a different company (not going to name names, but they're one of the big guys). Our realtor at the time was getting us nowhere, as they didn't have the time to show us houses or write up offers in a consistent and timely manner. After two months of working with this realtor, we were worse off than we were before we began this process. We felt desperate, and needed a change for the better.
I made a post reaching out for help, and Kim sent me a message offering her help. From our first conversation to now, Kim has absolutely changed our outcome for the better. We just closed on our new home yesterday, and without Kim on our side none of this would have ever been possible! In only a months time (which is absolutely unheard of in this market, ESPECIALLY for an FHA buyer), Kim got us an accepted offer on a home that's perfect for us!

Kim keeps things realistic: no gimmicky tactics or attempts to push you to buy something that is out of budget, no games of phone tag when you really need to chat, and no pressuring you to settle for a home that doesn't perfectly suit your needs. Kim refuses to quit, and after 16 declined offers before finally finding the right one for us I will never take that quality for granted. I don't make claims like this very often, but I can confidently say that we'll never choose a different realtor than Kimberly Carns for all of our future real estate needs.
While a lot of aspects of this market are scary and uncertain, after our experience one thing is abundantly clear: having Kim on your side is the best weapon you could have to make it out victorious!

Any review for Kim will not be able to properly convey just how helpful and knowledgeable she really is. She just helped me buy my first home and made it incredibly easy even though I lived out of state. She took the time to understand what I was looking for and showed me a number of great places. She has the eye of a builder when showing homes and is able to point out where things have been done well or where updates have been done poorly, as well as being able to spot things that could be an issue in the future, which was incredibly important since we were doing all of the showings via FaceTime. Also, as a first-time buyer, this was absolutely amazing because I obviously wouldn't know to look or check for those things myself, and it showed that Kim was really there to help me make the best decision. We eventually found the perfect home and even though I was ready to pay the list price, Kim got me a great deal and saved me thousands of dollars.
